Booking Terms and Conditions, Harris Hill Lodge, Isle of Lewis.

Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so that we can explain in further detail to avoid any misunderstandings.
Bookings are subject to the following terms and conditions.
  • A contract between you and the owners will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you & all the members of your party. Please ensure that all members of your party are happy with the terms of the contract set out in these terms & conditions of booking. 
  • A non-refundable deposit of  £100 per week or part week, is payable at the time of booking. Bookings made less than six weeks before your arrival date must be paid in full, plus any refundable damage deposit (if requested). Payment is to be made in pounds sterling, by bank transfer or we accept a cheque from a UK bank.
  • The balance for the holiday should be paid six weeks before the commencement of your holiday. 
  • Foreign transactions - Please note that you will need to cover the additional cost of currency conversion and bank transfer fees if you are transferring funds from a bank account outside the UK. Please ensure that you check that the correct amount is paid to us, in pounds sterling. If any over payment is made to us, we will leave your refund at the lodge, before your arrival.
  • Cancellation - All cancellations must be notified to the owners, by email. If you cancel your holiday more than 6 weeks before it is due to start, then your deposit will be forfeit or put towards an alternative date. If you cancel less than 6 weeks before the holiday, then the full balance remains due and is not refundable. If the owners are able to re let your holiday dates, a part refund will be offered, this will be based upon the length of the new booking and an administration fee of £35 will be deducted from any refund that is offered.
  • Cancellation due to UK government imposed travel restrictions (lockdown) - If you are prevented from travelling to the lodge by law, due to restrictions on travel, imposed by the UK government /s, we will offer to reschedule your holiday or provide a refund of the money you have paid to us, minus an administration fee of £35.
  • We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
  • If your booking is cancelled by the owners, due to exceptional circumstances beyond their control, notification will be given of the cancellation, by email, as soon as possible. A prompt refund of all payments made to the owners, will be actioned. Our liability for cancellation will be limited to payments made to us and will not cover associated costs such as travel.
  • IMPORTANT NOTE - EV (ELECTRIC VEHICLES) - We have been instructed by our insurance company to ensure that all guests are fully aware and accept that they must not charge any EV at the holiday let. The term 'ELECTRIC VEHICLE' includes, but is not limited to, all road going vehicles powered by batteries, including hybrid electric vehicles, e-bikes, e-scooters,  electric wheelchairs or other mobility aids, electric go carts, balance (hover) boards or similar, electric battery operated items for use in water, any electric battery powered means of motion.  Our insurance does not cover any resulting loss to ourselves or to guests and guests would be held fully liable for any damage and loss to ourselves, others and themselves, if an 'electric vehicle' is charged at the property. Bikes, scooters, boards etc and any associated batteries must not be brought into the house.
  • No parties or events – the maximum number of persons using the accommodation, at any time, must not exceed the number agreed in the booking confirmation and only those persons, agreed at the booking stage, or subsequently agreed with the owners, can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition
  • Bookings cannot be accepted from persons under eighteen years of age.
  • The owners reserve the right to refuse a booking without giving any reason.
  • We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes, related to an urgent / emergency situation.
  • Holiday tenancies normally commence at 3pm, unless otherwise agreed, and guests are required to vacate the rental lodge by 10.30am on the day of departure, unless otherwise agreed with the owners
  •  No smoking is allowed inside the premises or on the attached wood decking area, this includes electronic cigarettes and vapes. Smoking anywhere inside the premises could result in immediate termination of occupancy and forfeiture of all payments. 
  • No EV (electric vehicle, car or bike) charging facilities are available at the lodge, the domestic supply must not be used to charge a car or bike. Charging of vehicles, from the domestic supply, could result in immediate termination of occupancy and forfeiture of all payments, this is due to the safety / fire risk concerns. We ask that our guests turn off the heating at night and when they are away from the lodge and when it is not required, we hope that guests will respect this to enable us to keep our prices as competitive as possible.
  • Pets - Not currently allowed. 
  • Damage deposit (if taken) – In making a booking you accept responsibility for any theft, breakage or damage caused by you, or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. A security deposit of £100 may be requested and this will be itemised on your booking confirmation. Any security deposit will normally be returned to you, within 3 days of your departure date. Any damage or loss will be notified to you by email, with in 24 hours of your departure. 
  • Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could let us know
  • Please lock the door and close the windows when you leave the property unoccupied.
  • The heating will be under your control, please ensure that it is turned off when you are out and at night.
  • A starter bucket of coal and some logs will be left, more can be purchased from most garages and the supermarkets. Please follow the instructions for the burner if you light it.
  • Please do not take any towels with you to the beach. Beach towels are not provided.
  • The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
  • Please ensure that you leave the key, as per the instructions, on departure.
  • The client must not, under any circumstance, re-let or sublet the property, even free of charge.
  • The client must not use the property for any illegal or commercial purpose.
  • The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or on the premises.
  • No compensation will be automatically given for any temporary outage of electricity, water, internet connection or television service.
  • The owners are not responsible for the loss of any personal belongings or valuables of the guest. 
  • Please ensure that if items such as picnic utensils, flask, guide books etc are taken out for the day, that they are returned to the lodge.
  • Barbecue – please use the designated barbecue utensils and only have a BBQ on the stone area.
  • Candles are not allowed inside the house.
  • Check-out – Please leave the lodge tidy and in a reasonable state of cleanliness, there is no need to strip the beds, please leave the key as requested, in your arrival instructions.
  • Please let us know if you have a problem at the lodge, we will do all we can to help to put things right.
  • We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
  • Full arrival details will be sent by email, shortly before your holiday begins.
  • This property is privately owned. We expect all guests to enjoy the facilities and treat the property with respect.
